Oregon FirstHome
A state-backed loan with a competitive rate for first-time buyers and veterans, with county income and price limits. Through approved lenders only.
Oregon NextStep
The same idea for anyone earning $125,000 or less who does not currently own a home.
State down payment help
A second loan worth 4% or 5% of the mortgage toward the down payment and closing costs. It pairs with FirstHome or NextStep. First-time buyers take a homebuyer class first.
Builder lender deals
Most builder credits and special rates require the builder's own lender. Get a second quote from an outside lender and compare the full cost.
The all-in monthly figure adds four things: the loan payment, estimated property tax, HOA dues where published, and home insurance. Property tax is worked out by Property Tax Compare from each community's own tax code area rate and the county's ratio for new homes (where a community could not be placed, from its city's rate). The first bill after a purchase is often lower: a home is taxed as it stood on January 1. Insurance starts at a Portland-area average for an existing home; new homes often cost less, so change it to your own quote.
Estimates on this site are for comparison only. A licensed loan officer gives the real quote. Sources: FHFA, VA, USDA eligibility map, Oregon Housing and Community Services.
Before you walk into a model home
Call Jen firstThe on-site agent works for the builder
They are friendly and helpful, and the contract they hand you is written by the builder. Your own agent reads it for you.
Register first or lose your agent
Lennar and Holt only pay a buyer's agent who is registered before, or present at, your first visit. Other builders have similar rules. Call before you tour.
The builder usually pays
Most builders here pay the buyer's agent from their side. Ask what applies to the community you like.
Your agent, Jen Nunnerley
Licensed Oregon Broker · Premiere Property Group, LLCOn the westside since 2010
Jen has lived on Portland's westside since 2010 and works with buyers and sellers in Portland, Lake Oswego, Beaverton, Tigard, Sherwood, Tualatin and Hillsboro.
A teacher first
Before real estate she taught kindergarten and first grade. She holds a history degree from UCLA and a master's in education from Arizona State, and she explains a builder contract the way a good teacher would.
She knows the neighborhoods
She runs Portland Westside Living, a guide to the area's restaurants, wineries, events and communities, so she can tell you what living near each of these communities is like.
